Stay clear of anything TX connected to Paul Moore and his Hill top ranch. He will take your money and leave turning his phone off.

Rules of thumb: At least 10K acres with flowing water. And be sure you're allowed to hunt the whole place if semi-guided.

My buddy's family owns Lowrance Ranch and they'll be offering a few turkey hunts next spring. Its only 45,000+ acres but they have a few birds  ;D

Real Outfitters did a good job and had plenty of birds when a group of us went two years ago...
