Wish I could help you out.  The one thing I can tell you is that the places I am familiar with in Texas have all experienced a sharp downturn in turkey numbers in the last few years.  Seems to be a correlation with the influx and increase of feral hogs.  Whatever the reason, it would be wise, before committing to any property down there, that you find out how their turkey numbers have fared in the last couple of years.
